My Services
I keep it simple by offering a standard Property Care Plan. Here’s what’s included:

Ensure security systems are operational
Confirm all windows and doors are closed and locked
Confirm all curtains and blinds are closed (per owner’s request)

Flush all toilets and run water in sinks
Inspect for visible signs of water leaks around doors, windows, walls and ceilings
Inspect for visible signs of leaks in bathroom plumbing and hot water heater
Inspect for visible signs of leaks in kitchen and utility room plumbing
Inspect for obvious signs of mold or mildew build-up

Ensure air conditioning is cooling properly
Keep thermostats set to optimal temperatures (per owner’s request)
Replace HVAC filters as needed (if supplied by owner)

Inspect for appearance of insects or rodents
Ensure refrigerator and freezer are cooling properly
Collect leaflets, newspapers or junk mail
All other general maintenance repairs are quoted and billed on a per-project basis
If you’re looking for more, I offer comprehensive add-on services to address every potential need at your property:

Wipe down, clean, and/or dust all surfaces (counters, sinks, floors, fans)
Clean bathrooms (showers, tubs, toilets)
Launder and change bed sheets and towels
Dispose expired items from fridge
Restock toiletries (toilet paper, soap, paper towels) if supplied by owner
Make beds in each bedroom (as needed)
Ensure cleaning is completed prior to each planned visit (coordinated via joint calendar) or by client request

Complete requested repairs around the property, including:
Painting
Drywall Repair
Carpentry
General Plumbing
Minor Electrical
Minor Landscaping
Irrigation
Pressure/Soft Washing

Liaison between contractors/technicians/cleaners and homeowner to coordinate home projects
Home Project Management is quoted and billed on a per-project basis.

Meet delivery and service companies to allow access to the house

Respond to security system alarms and other unanticipated events on premises

Forward important items delivered to the home as requested by owner

Confirm all interior doors, windows, shutters, furniture and coverings are secure or in place before a major storm (excluding removable storm panels)
Make special inspections following a major storm
